Section J or JV3: which compliance path suits your commercial project?

Commercial buildings demonstrate energy compliance under NCC Section J either by the Deemed-to-Satisfy path or by the JV3 (now J1V3) verification method.

Deemed-to-Satisfy is prescriptive and quick, but it constrains glazing and facade design. If your design pushes the glass ratio or uses an expressive facade, DTS can force compromises.

JV3 builds a 3D energy model of your building and a compliant reference building, and demonstrates yours performs as well or better. It costs more up front but frequently unlocks the design intent, and can lower construction cost by trading fabric for performance elsewhere. Choosing early avoids redesign.
